Our policies are easy-to-follow, common sense rules which enhance your on-site experience.
Payment: Full payment is required at the time of reservation for daily and weekly stays; the first month’s payment is required at booking for monthly stays
Check-In: 3:00 pm
Check-Out: 11:00 am; late check-out may incur additional charges and is subject to availability
Occupancy: Rates cover up to two (2) adults per site. Additional guests incur a charge—see current rate schedule for details
Payment Schedule (Monthly): Monthly payments are due in full on the anniversary of your arrival each month (i.e. the same day as arrival each month)
Rate Adjustments: Monthly rates for stays longer than one month are subject to change. Dwell Camp RV Park will make every effort to maintain the same rate for long-term guests, and any adjustments will be communicated in writing at least 30 days before they take effect
Cancellation Notice: All cancellation or early-departure requests must be submitted in writing via text, phone, email, or the guest portal
Daily & Weekly Reservations:
100% refund if canceled 7 or more days before arrival date
50% refund if canceled fewer than 7 days before arrival
Monthly Reservations:
100% refund if canceled 14 or more days before arrival date
50% refund if canceled fewer than 14 days before arrival
Early Departures: Guests departing before their scheduled checkout date forfeit any refund for the unused portion of their stay
Long-Term Stays: May be ended with 7 days’ written notice—no penalties or fees apply
Contact & Requests: For any cancellation, refund, or early-departure notices, please reach out directly to park staff via text, phone, email, or the guest portal
Quiet Hours: Quiet hours are from 9:00 pm to 7:00 am. Guests must keep noise, music, and conversations at a level that does not disturb other guests
Courtesy Hours: Outside of quiet hours, guests are expected to maintain reasonable noise levels and respect neighboring sites
Disturbances: Loud music, shouting, parties, or disruptive behavior at any time may result in warnings or removal from the park
Right to Refuse Service: Dwell Camp RV Park reserves the right to refuse service, cancel reservations, or terminate a stay at any time for violation of park rules, disruptive behavior, safety concerns, or any other reason deemed necessary by management
Temporary Stay: All stays at Dwell Camp RV Park are considered temporary recreational occupancy only
No Tenancy: Guests are not tenants, and no landlord-tenant relationship is created by staying at the park, regardless of the length of stay
Site Extensions: Same-site extensions are not guaranteed. Check availability via the reservation portal or contact us directly
Payment Enforcement: If payment isn’t received by the end of the third day past the due date, power and water will be shut off. A $45 reactivation fee applies
Trash & Cigarettes: The park provides an onsite dumpster. Please collect all garbage in plastic bags, tie bags securely, and place them in the dumpster. Never discard cigarette butts on the ground—fully extinguish and properly dispose of butts. We recommend carrying a personal, portable ashtray for safety and convenience
Liability Waiver: Dwell Camp RV Park is not liable for any loss or damage to personal possessions due to fire, wind, theft, accident, or any other cause
Visitor Conduct: Guests are responsible for the actions and conduct of their visitors
Rule Changes: Dwell Camp RV Park may amend these rules at any time without prior notice
Vehicle Limit: In addition to your RV, each site may accommodate up to two (2) operational vehicles
Operational Condition: All vehicles parked on-site must be in good, working order
Oversized Vehicles: No semi-trucks or boats are allowed without prior approval. Contact us for special parking arrangements. We do not guarantee accommodation
Site Boundaries: Vehicles must fit entirely within your designated site and not protrude into traffic lanes
Speed Limit: 10 mph throughout the park
Parking Restrictions:
No parking in vacant RV sites
No parking on grass or green areas
Rig Age: RVs must be 20 years old or newer. Older rigs may be accepted at the sole discretion of management if they are in excellent condition and well maintained. RVs with visible damage, tarps, excessive rust, or poor exterior condition may be denied entry
Cleanliness & Layout: All spaces around and under your RV must be kept clean, tidy, and free of clutter. Outdoor items (chairs, grills, décor) should be neatly arranged. No tarps are allowed
Laundry & Linens: Do not hang towels, bathing suits, clotheslines, or any clothing outside your RV
Trash Disposal: Garbage and refuse must be promptly bagged and taken to the onsite dumpster
Fire & Grilling: No open flames or fire pits. Small personal BBQ grills are permitted if supervised and kept clean
Site Use: Sites are intended for recreational vehicle use only
Storage Restrictions: No tires, drums (e.g., 55-gallon), generators, refrigerators, freezers, coolers, or other storage containers on your site (temporary or permanent). Small containers neatly stored under the rig are allowed
Skirting: RV skirting is allowed only if it matches the RV’s color (black acceptable). No bare plywood, tarps, or mismatched colors
Decorations: Holiday decorations must be removed within two weeks after the holiday
Enforcement & Fines: Sites failing to meet these standards will incur a $20 / week compliance fee. We reserve the right to refuse service to any rig based on appearance or condition
Leash & Supervision: All pets must be on a leash held by the owner at all times while on park grounds, and may not be left unattended outside the RV
Waste Disposal: Owners must promptly clean up after their pets and properly dispose of waste in the onsite dumpster
Building Access: Pets are not permitted inside any park buildings
Site Integrity: Pets must not dig holes or otherwise damage the appearance of the park
Noise Control: Constant or excessive barking is prohibited and may result in eviction
Breed Restrictions: Aggressive dogs or dogs exhibiting threatening behavior are not permitted
Pet Limit: Maximum of two (2) pets per site
Drugs: Dwell Camp RV Park maintains a zero-tolerance policy for illegal activity. The possession, use, distribution, or sale of illegal drugs or controlled substances is strictly prohibited anywhere on park property
Suspicion of Activity: Management reserves the right to require a guest to leave the park immediately if illegal drug activity or other unlawful behavior is suspected
Enforcement: Guests engaged in illegal activity will be required to leave the park immediately without refund and may be reported to local law enforcement
Conduct: Excessive intoxication, disorderly conduct, or behavior that disturbs other guests may result in removal from the park.
Weapons: Guests must comply with all applicable federal, state, and local firearm laws
Discharge Prohibited: Discharging firearms, fireworks, or explosive devices anywhere on park property is strictly prohibited
Daily & Weekly Stays: Electricity is included at no extra charge
Monthly Stays: Electricity for monthly stays is billed based on metered usage at the park’s current electricity rate. Electricity will be charged automatically to the payment method on file. You will receive notifications before each upcoming charge and after payment is processed
Tampering: Guests must use all park utilities properly and safely. Tampering with electrical pedestals, water systems, sewer connections, or other park infrastructure is strictly prohibited
Sewage: Guests may not dump gray or black water anywhere except approved sewer connections
Utility Connections: Sewer and gray-water hoses must use a proper sewer collar or donut to prevent gas escape. Keep all cords, cables, and hoses coiled and bundled—no light-duty extension cords permitted
Daily Late Fee: A $10 late fee applies each day starting the day after your payment due date and continues accruing until full payment is received
Service Suspension & Eviction: Monthly reservations more than 7 days past due will have electricity service suspended and may be subject to eviction
Payment Frequency Fees: Weekly or bi-monthly payment plans incur a $15 convenience fee per billing cycle; there is no fee for full monthly payments
Cash & Check Payments: Monthly guests paying by cash or check may be charged a $15 convenience fee.
Guest Responsibility: As the primary guest, you are responsible for the conduct of all people and pets at your site
Assumption of Risk: Dwell Camp RV Park is not liable or responsible for injuries, property damage, or losses caused by other guests, their visitors, their pets or any other person that is not affiliated with Dwell Camp RV Park
Force Majeure: Dwell Camp is not responsible for loss or damage resulting from fire, wind, flood, theft, accident, or any other cause beyond our control, including “acts of God”
